Take a Quick Look
Luckily you don’t need to be an expert in roofing to spot a poor quality roof. Roof damage, poor repairs or bad installations can typically be easily seen. There are three things to look out for:
- Missing and/or Damaged Shingles- Are the shingles missing or cracked? Do you see any other signs of damage?
- Stains- Stains on the roof can be a possible sign of leaks. Leaks that are isolated may be fixed without replacing the entire roof
- Uniformity – With usual wear and tear, the roof should wear evenly along each side of the roof. Be sure to inspect that one side isn’t wearing down too quickly than the rest.
The Structure Of The Roof
These are less visible problems but often times have the most damage. With roofs, there’s more to it than just shingles. If the flashing was installed improperly this can cause some major leaks and damage. For a secure and waterproof barrier, underlayment is installed under shingles. If this isn’t is installed incorrectly or not at all, it can shorten the lifespan of your roof and your home will be more prone to leaks. Lastly, if your home is missing a drip edge this can be a major issue. Drip edges lay just above the underlayment, beneath the shingles and should extend over the gutter slightly.
